Confirm the landlord's identity matches the title deed or agency record. Read the tenancy agreement in full — rent, term, notice period, deposit, renewal. Ask in writing what is included: water, garbage, security, internet, parking. Walk the unit at the same time of day you'd typically be home.
Test every tap, shower, and flush. Check water pressure and drainage. Open every door, window, and lock. Confirm keys for each. Switch on every light and socket. Note any that don't work. Check ceilings and walls for damp, cracks, or fresh paint hiding stains. Inspect the kitchen — sink, stove, fridge if included, and cabinet hinges. Confirm which appliances stay and which the landlord will remove.
Photograph every room, including existing damage, on the day you collect keys. Take a timestamped video walkthrough — the cleanest record of condition. Record meter readings (water, power) with the landlord present. Get a signed inventory list of fixtures and furniture provided.
Pay rent and deposit only after the agreement is signed by both parties. Get a dated receipt for every payment — never pay in cash without one. Confirm the bank or mobile money account belongs to the landlord, not a third party. Keep digital copies of the agreement, receipts, and inventory.
Register with the area LC1 chairperson if required. Set up utilities or transfer accounts into your name. Save the landlord's number, the caretaker's number, and the nearest clinic. Report any issues you missed during the walkthrough in writing within 7 days.
